Surprise, in particular, has seen significant investment in senior care construction since 2015, with multiple large-campus communities opening near the US-60/Loop 303 corridor.

Base rates for assisted living in Surprise and Peoria in 2026 range from $3,800 to $5,800/month — consistently lower than Scottsdale and comparable to Mesa, reflecting both lower land costs and the market demographics of the West Valley. Memory care in this corridor runs $5,200 to $8,000/month.

Medical Infrastructure: Banner del E. Webb and Banner Thunderbird
