Summary: Gilbert and Chandler are the East Valley's fastest-growing cities with a rapidly developing senior care market. A 2026 guide to ALF options, ALTCS availability, and proximity to Chandler Regional.

The East Valley's Growth Market

Gilbert and Chandler have experienced some of the most rapid population growth in Maricopa County over the past two decades, and their senior care markets reflect that trajectory. Most Gilbert and Chandler ALFs and memory care communities were built between 2010 and 2023, meaning the physical plants are newer than the Metro's older markets. Newer construction typically means larger resident rooms, more modern common areas, and better physical design for memory care — but not automatically better care quality.

Base rates for assisted living in the Gilbert/Chandler corridor in 2026 range from $4,200 to $7,500/month. Memory care runs $5,800 to $9,000/month.

Medical Proximity: Dignity Health Chandler Regional

Dignity Health Chandler Regional Medical Center (1955 W. Frye Rd., Chandler) is the primary acute care hub for the Gilbert-Chandler corridor. Chandler Regional is a level II trauma center and has strong cardiac, orthopedic, and post-acute rehabilitation programs that drive ALF placement patterns in the area.

Banner Ocotillo Medical Center (1405 S. Alma School Rd., Chandler), opened in 2019, provides additional acute care capacity for east Chandler and south Gilbert. Seniors with complex medical needs — requiring frequent specialist visits, infusion therapy, or ongoing wound care coordination — benefit from placement within the catchment areas of these two medical centers.

Gilbert vs. Chandler: Choosing Between the Two

Chandler's ALF market is more established — many communities opened in the mid-2000s to 2010s and have built track records over more than a decade. The older-vintage communities in central Chandler often have more ALTCS beds than the newer Gilbert options.

Gilbert's senior care inventory skews newer and private-pay. The communities in east Gilbert near the Higley and Power Road corridors are particularly attractive to families coming from the East Mesa and Queen Creek areas. Gilbert's newer memory care communities tend to have more specialized dementia care programming — dedicated sensory environments, structured activity programming, behavioral health consultation.

For families where ALTCS is a near-term need, Chandler's older community inventory is the more reliable starting point.

ALTCS in the Gilbert-Chandler Corridor

ALTCS bed availability in the Gilbert-Chandler area is tighter than in central Phoenix or west Mesa — reflecting the newer construction and primarily private-pay orientation of the area's inventory. That said, several communities in west and central Chandler participate in ALTCS and maintain waiting lists that are shorter than Scottsdale's equivalents.

Families who anticipate ALTCS eligibility in the East Valley should start the ALTCS application process 60 to 90 days before expected eligibility, get on waitlists at participating communities as soon as possible, and be prepared for a potential interim private-pay period.
